Updating a 1960′s Home for Resale

As an interior designer, I often get asked to update homes for resale. When I take these jobs, I totally have to change my way of thinking. Getting a home ready for resale is usually about making it neutral and “De-personalizing” it. This can be tricky since I’m usually all about making a house a home and adding personality and character to it. So when I do these kind of jobs, I have to keep reminding myself that I’m making it a fresh canvas for someone else to fill with their own personality, character, and memories.

Here is my most recent resale job I had the pleasure of working on.

{This also happens to be the same job I broke my ankle on…}

The homeowner and realtor were a joy to work with and the after pictures really made my injury just a bit less painfull:)

Kitchen Before…

Kitchen After…

{Ceiling reconstructed, pendant lights added, and new paint color}

Great Room/Dining Room Before…

Great Room/Dining Room After…

{New paint, new carpet, slipcovers made for dining chairs, and new light fixtures}

Powder Room Before…

Powder Room After…

{New paint, mirror, sconces, cabinet hardware, granite counter top, towel ring, and painted the vanity}

Great Room/ Spiral Staircase Before…

Great Room/ Spiral Staircase After…

{New carpet, new paint, new light fixture, and repainted metal railings}

This is the perfect example of the power of paint and some neutral furnishings!!!

I’m thrilled to say that the home has sold after less than 2 weeks on the market!

The final touches to a beautiful space…

As an interior designer, I get to meet and work with many wonderful people who often become friends. This past year I’ve had the pleasure to work my very talented client, Sue. When I entered her home for the first time, I was a bit intimidated. You see, Sue is an amazing decorator! Her house was BEAUTIFUL! What did she need me for?? Well, she was a little “stuck” on a few things. She was wanting to give her home a more simple elegant feel and neutralize it a bit. She had decorated with bold colors in the past but was ready to freshen it up and give it more of a modern elegant look. Here is what her home looked like on my first visit.

Check out the AFTER shots below…

I wish I could take full credit, but she had picked out all of the furniture at Ethan Allen before I came on job. I was able to help her with lighting {Island and dining lights are from Ballard, mercury lamp was from TJ Maxx, cream ceramic lamp was from Pier 1}, the rug {from Pottery Barn}, and her fireplace mantle {mirror from Ballard}.
And for a hint of pizazz, a little zebra print!
Thanks for stopping by today!  I’ll share more of Sue’s home in the next few posts so stay tuned!

An Autumn Living Room, Before and After

Well after much coaxing, I got my husband to help me switch out my red cabinet for my green cabinet and I love how it changed the space. My open staircase is one of my favorite parts of our home. It’s the first thing you see when you come in our front door so by keeping the palette more neutral surrounding it, it seemed to showcase it even more.

It wasn’t always so fresh and light… Here’s a before picture of when we bought our home 13 years ago. All of the millwork was painted a dark brown so it needed a facelift. We painted every inch of mill work, cabinets, walls and doors in our house… my back hurts just thinking about it.

BEFORE PIC

It was fun to add some autumn decor to my newly arranged space. And I was super excited about the relaxed roman shade that Kim whipped up for me in a matter of 30 minutes!! For now I’ll be using my wingbacks in here, but plan to eventually have slipcovers made for my other ones. {if only that money tree in my yard would grow a little faster…}

Simple touches of orange bittersweet and white pumpkins was all this room needed for fall. I hope you enjoy the pictures and getting another glimpse of my home. Feel free to PIN or share on Facebook!!

Have a great day!!!

My Living Room

My cutsie country living room 13 years ago..

To say that your style evolves over time seems like a bit of an understatement when I look back at my living room 13 years ago. We were newlyweds with our first home. Our furnishings consisted of 90% hand-me-downs from our family and many garage sale finds. The “in” colors were mauve, sage, and taupe and the “it” items were birdhouses, grapevine, and ivy! This is what I tell myself at least so I don’t feel so ashamed of these before pictures. Please don’t judge!! The aerosol hair spary was clearly fogging my mind! I had a very limited budget back then which actually hasn’t changed at all over 13 years. I think I’ve just grown a bit wiser on how and where to spend my dollars.

Here is my living room today…

It is one of my favorite rooms in my home. It is home to some of my most fabulous finds ever. Example, my Rachel Ashwell Shabby Chic Slipcovered Sofa. This sofa retails for $3,600… I bought it off of Craigslist for $600, and it came with 2 slipcovers! I admit shamefully that I did risk my life for this piece by driving alone to Minneapolis for it. Surely you can understand that once in a while a girls gotta do what a girls gotta do.

Some of my other favorite pieces in this room are my grandparents wingbacks. They use to be a lovely mauve velvet, but I had them reupholstered with a timeless (not so child friendly) beige linen. Sitting in between them is a my newest find- a sweet little grey bookcase that I bought from Kim at our Cottage Sale:). You may remeber it from “Lincoln’s Retreat”! Sometimes we are each others best customer:).

As you can see, I have a bit of a pillow addiction. I’m always swaping them out. It is my favorite way to change up a room for any season. I also love pillows with removable covers. 3 Boys can be very hard on pillows!!

Our living room is simple, cozy, and calming. It is very child friendly (with an exception of the wing backs;), but really it works well for our family. Hope you’ve enjoyed this look into yet another corner of our homes! We’re excited to share several tutorials and recipes with you over the next few weeks!

Feel free to PIN any pics!!

A Simple Bath Makeover

I’ve been enjoying working with the “B” family over the past few months on updating their home. They are a young family with 3 young children, and as busy as they are, they are go-getters when it comes to home improvement projects! I give them an idea and they jump right on it!! So I thought I’d share with you their simple kids bath transformation.

Here are the before pics of the bath…

Very basic, a little too “kiddsie” {have you noticed I like to make up my own words??} for a bathroom that guests use as well.

So here are the after shots!

Here’s what we did:

Added a touch of color to the walls~ Sherwin Williams, Rainwashed

{I kept it light since this room has no natural light coming in.}

Painted the vanity and medicine cabinet above the toilet ~ Rust-o-leum, Painters Touch, Black in Satin

Added new shower curtain and towels from Target {This line is no longer available. We got it on clearance!}

Added some fun accessories that are not only cute, but functional for storage. {ie. Galvanized pot to hold tooth brushes, etc.}

We removed the towel bar and added a cute arrangement of hooks and a hanging basket for towel and wash clothes. {I found these items at Homegoods. Stay tuned for our Monday tutorial on how to create this look with pallet wood.}

Added a framed mirror over the vanity. {I found this one at Lowes.}

Added knobs to the cabinet doors and drawers.

Simple and affordable updates that anyone can do to update a basic bathroom!
